Perched in a 1920s Art Deco building, the 1,360-square-foot apartment hits all the right notes with large windows, polished concrete floors, and high ceilings.

The apartment takes up the entire 17th and 18th floors of the building, and is located just a short five-minute walk from the studio where Trevor recorded “The Daily Show.”

Marble is a beautiful natural material—but one of our industry experts thought it received too much attention in 2022.

The red rock of the fireplace façade became smooth drywall with an elongated concrete hearth. “We fireproofed it with a layer of fireproofing between the actual fire insert and the outside walls,” notes Mattingly of the application. The rug is the Savannah from Armadillo, topped with a Cierre Aida Sectional from KCC, and a Little Petra Lounge Chair by &Tradition. The lighting is Noguchi, and casts a soft glow at night.

The Modus team vaulted the ceilings and added skylights, as well as glass doors across the back wall. Custom white oak paneling covers the wall up to the ceiling, as well as the island. “It’s one of the first things that you see when you walk into the house,” says Grace of the island. “It brings the right amount of drama.”

A Clad Home white sofa joins a Lulu & Georgia coffee table and two cane chairs by Leanne Ford for Crate & Barrel. The artwork over the sofa was commissioned from a friend to complete the space.

No whiteware here. In this moody apartment in Berlin, multi-toned charcoal gray subway tiles make up the backsplash, which contrasts with the pop of rosy color on the kitchen cabinets.

The entry speaks to how the owners’ modern aesthetic was merged with the historic bones of the brownstone. Now, a marble mosaic tile from Ivy Hill Tile, the ‘Prism Pink,’ was inset into the oak floor to define the entry. The interior designer picked a leather-faced wall-hung cabinet, as the leather will gain patina over time from the high traffic area, yet still look good.

Crawford taught himself how to reface the brick fireplace façade, using a creamy-colored, thin set brick. “It was his first time using a tile saw or laying brick, but his meticulous precision paid off,” says Devlin.

An entrance hall leads to the living/dining area, where the architects used old bricks to make a fireplace, stairs, and built-in benches feel as though they were always there.

A Room & Board record console behind the couch is mixed with a vintage mushroom lamp and Flos Arco Floor Lamp.

"In some ways the strongest attributes of the house are probably the outside spaces,” says Court. The original cedar deck was replaced with Kebony decking that wraps around a century-old cherry tree. A pair of Andy rockers from Mamagreen face an ottoman by Kenneth Cobonpue. The accordion doors are a NanaWall SL-60 system that allows the main room of the guesthouse to open completely to the deck.

Completed in fall 2020, the modern residence balances its delicate location with near energy independence—powered by solar panels and a clever design.

Jocie specified slate floor tiles and cement wall tiles by Clé, then applied Venetian plaster from Master of Plaster with the help of some friends. "It’s really fun once you get into the rhythm of it, but definitely takes some time," says the architect.

The kitchen layout was reconfigured so that the focus is on the view—the wall of windows, which look out on the ocean, is now underscored by one long, uncluttered counter. There, the faucet is Delta and the dishwasher is Bosch. The range stayed in nearly the same spot, and the opposite wall has been thickened with storage and the refrigerator column. Both the refrigerator and range are by Bertazzoni.

The mezzanine is fenced by slats of whitewashed pine, and acts as the children’s playroom and hangout space.

The mahogany woodwork was painted white to brighten the interior and make the stained glass windows stand out.
