Lush greenery sits perched along the metal frames above the kitchen and dining area, adding both color and life to the expansive space.

Stilts elevate the new spaces, keeping them clear of flood waters while also making it possible to swim underneath the buildings.

The archways progress throughout the interior, leading residents from one room to the next. A second courtyard is situated between the kitchen/dining area and a staircase that leads to the loft. Teak flooring in the kitchen/dining area contrasts with the lime plaster walls, adding warmth to the space.

A Cor-Ten steel planter running along one side is filled with Carex Ice Dance. “The plantings are minimalist, yet rich in color and texture,” says landscape architect H. Keith Wagner. The wood planters on the top level were custom designed by Kelton Woodwork.

Julie and Chris Hill’s home in Austin is built around a pair of massive oak trees, one of which shoots through an ipe deck, past a Loll deck chair, and into a void in the overhanging roof. “The hole also allows light to penetrate deeper into the house,” notes designer Kevin Alter. A limestone brick wall mirrors the curves of the Western red cedar roof, the edges of which are coated in stucco.

Interior designer Cathie Hong transformed the kitchen of this San Jose Eichler into a bright open space, but kept the wood paneling in the adjacent room, to preserve the warm, midcentury feel.

The Thornton House sits on a steep site in Brooklyn, Wellington, New Zealand, with a small footprint of just 50 square meters.

Vibrant red siding references the original buildings on the site.
