The 225-square-foot lounge and dining zone also includes a covered spa area that can be enjoyed through the elements. The black finish of the wall-mounted Bromic heaters echoes the black architectural elements found inside and out, creating visual harmony between functional and aesthetic features.

The new outdoor space is divided into two distinct zones: a 75-square-foot grilling zone and an 225-square-foot lounge and dining zone. The lounge area is heated using the Tungsten range, while the grill area utilizes a Platinum Electric heater.

The 75-square-foot grilling zone is open to the elements, and so a different approach to heating was needed. The Bromic Platinum Electric heater was chosen for its durability.

Storage is also key to making a small space work. Dave and Aaron sacrifice some kitchen space to add more cabinetry, some of which is hidden behind mirrored panels, which reflect both artwork and views. They also went for a smaller fridge (under the counter) instead of a full-sized option.

“Color-blocking all four walls make this zone feel like it has its own identity,” says Sundius. “It’s a bit of luxury in 420 square feet.”

Adamant about floor-to-ceiling windows but reeling from sticker shock, Chau tapped local fabricators Arnold Iron Works and Strong Tempering Glass to create custom glazing, which proved much more affordable. The glass is reflective on the street side, creating a mirror effect.
