After buying an Echo Park bungalow, the homeowners, who originally intended to renovate the small home, realized the potential of building an entirely new dwelling in place of the existing garage. It offered better views of the neighborhood and the opportunity to design exactly what they wanted.

In the ADU’s kitchen, the team struck a delicate balance between saving and splurging. They chose cost-effective ceramic tile and light fixtures, while strategically spending a bit more on the quartz counters. “Where long-term durability and maintenance was a consideration, we did opt not to be penny wise, pound foolish,” says architect Toni Lewis.

Fusion Landscape Design worked with PATH to remake the backyard into a grown-up playground. Under the stairwell sits a tiny custom cedar sauna and an outdoor shower—just a literal hop, skip, and jump away from the sprawling in-ground eight-by-ten-foot hot tub. Down three short stairs, Gloster’s Elan dining table from Design Within Reach is surrounded by Spark chairs by Don Chadwick for Knoll and a built-in fire pit and DCS grill by Fisher & Paykel—all resting on a smooth surface of bluestone pavers.

The team used eco-friendly Wet-flash on the roof to draw away moisture from the outside, while allowing a permeable escape for water vapor from the inside. During the estimation and design phases, Dovetail worked closely with Heliotrope to cost engineer and rework elements in order to stay within the client’s budget. The metal roof of the original design was discarded in favor of a simpler and more economical black composite roof.

Luiza designed the gallery’s granilite floors with depictions of flora and fauna in colors that hearken back to the entry wall’s pigmented concrete. Sliding glass doors bordering the north- and west-facing sides of the space open directly to the concrete patio and garden.

The yard feels secluded thanks to solid fencing and a buffer of dense greenery. Benches by Angel City Lumber, stacked on stones and all from Molly’s home state of Oregon, create a seating moment to look back at a towering cork oak tree. The pavers and Adirondack chairs are all from OR.CA
