The upstairs bathroom is clad almost entirely with tile: Daltile's Colour Wheel Classic for the walls and Keystone for the floor. The Durastyle toilet is by Duravit.

The living room sits beneath the mezzanine-like upstairs bedrooms, with a knotty fir ceiling providing a touch of rustic cabin vibes. The Chill Time sofa is by Sundays.

The dining table sits beside a door to the outdoor deck, making it easy to entertain with combined indoor-outdoor presence. The Strand pendant light is by Muuto.

A centerpiece of the living room is the Stuv 16-Cube fireplace, sitting atop Ikea drawers outfitted with iKustom metal fronts. The tiles behind the stove are by Micro, and the wall sconce by Viscosi.

Josh Kjenner's design devoted a majority of the square footage to ground-floor public areas: a combined living-dining-kitchen area that's conducive to entertaining. The kitchen stools are by Bouclair.

Jun lined the wall from the entrance door to the living area with solid Birch plywood panels for a sense of scale and warmth. “To maximise flexibility in a limited space, we designed a communal-style living area, intentionally omitting a television,” he says.

The homeowner’s extendable dining table bought from Denmark became an anchor, surrounded by dining chairs from Australian brand, VUUE.

Lamps and vintage furniture that the homeowner and his partner collected on their travels adorn the home. Jun introduced an Enigma 425 pendant lamp from Louis Poulsen as a statement piece over the living space.

Forming a bookend to the short terrace, the home's parapet is faceted, folding elegantly around the corner, creating a robust addition to the streetscape.

In the dining room, the original steel window mullions were painted Farrow and Ball's Radicchio red, along with the railings and stairs below. The dining table is vintage David Naylor, and the chairs are vintage Danish modern with custom upholstery in Ghanaian textiles.

“The house is kind of crooked, with rough floors, and no fancy finishes—but it has lots of personality,” says architect Francisco Mesquita Moura.

The kitchen cabinets are made from a pressed wood-fiber product. The countertop and backsplash are Caesarstone.

Red-stained plywood is a twist on the familiar green construction plywood so often found lining New York City construction sites; the rough plaster finish on the bathroom walls is an allusion to the texture of city sidewalks. “It’s really a streetscape,” explains Khoi.

The walkout basement's southern exposure provides direct access to the garden, blurring boundaries between indoor and outdoor living while maintaining the apartment's legal independence from the main house.
