At the back of the house on the second level, the primary suite is awash in daylight from the new glass wall. The chair is vintage Ib Kofod Larsen for Selig.

In the kitchen, Bontempo cabinetry by Armazem Design complements iceberg quartzite slabs for counters and backsplash. The pendants are by Matter Made.

The sliding glass doors are by Otiima Windows.

A staircase winds up through the center of the house. Its structural spine is made of cross-laminated timber, while the screen that encloses it is made from slats of South African pine. “The timber screen separates the stair from the surrounding space but still allows glimpses through,” says Douglas. “It recalls Japanese screens, especially at night when it lights up like a lantern.”

“From the slate floors to the stone countertops, to the wood, brick, steel, and glass—all of it felt like something I wanted to celebrate,” says Derek.

The entry doors lead into an expansive, open-plan living/dining area, where the flue of a wood-burning stove runs upward through the double-height space.

Custom teal cabinets by Kable Design Build provide storage in the new mudroom, while Bedrosians hexagon tiles in Kuroi Black create a durable transition from outdoors.

Hygge and West's Alpine Garden wallpaper in Ebony adds pattern and personality to the space, right from the entryway—not a bad first impression.

Fireclay's Essentials tiles in Manzanita Satin create texture throughout, while Concrete Collaborative's Pacifica Slab in Mint Retro Mix forms the striking countertops and shower surfaces. Kohler Components fixtures in black provide a bold contrast against the custom rift white oak vanity.

Daltile Keystone tiles in Arctic White and Desert Gray create duo-tone effect in the ADU bathroom, while a custom Kable Design Build vanity in birch plywood with Pionite Stonedust laminate top provides durable, budget-friendly style. The Concretti Reno sink in Kale sits on top.

Dutton Brown Color Boom swing-arm sconces offer flexible bedside lighting.

A blue Hay Petit BonBon light fixture hangs in the stairwell.

Jess arranged the Wow tiles into this hypnotic pattern for the backsplash. A Gerroluce BumBum sconce in adds a punch of color to complement the bright blue range hood.

Using tiles from Daltile, Warwas designed the gradient pattern in the ADU shower. The Granada cement floor tiles are from Mission Tile. The sink and faucet are by Kohler.

Warwas finished the high-ceilinged ADU kitchen with a skylight and a large square window that fills the space with natural light. The artworks are by Antonio.

Thought it occupies a separate structure, the ADU/studio at left reads like an extension of the house, right. A new deck unifies the two, as does the paint color: Dunn-Edwards’ Biscotti. The selection delighted Warwas. “It’s one of my favorite colors, and Antonio chose it. We didn’t even have a discussion about it. It’s like we were psychically linked.”

“The living room ceiling brought the whole project together,” designer Ben Warwas explains. “It was a win-win because we also got a whole new facade in the back.”
