Located near the entry, the cottage’s breezeway frames a view to the lake beyond. The breezeway extends the use of outdoor space so that residents can enjoy the great outdoors even on rainy days.

A seamless sliding door by CS For Doors—accented by Mockett hardware—separates the master bedroom from the living room and doubles as a backdrop for a projector.

An expansive outdoor deck creates additional gathering spaces.

Taking cues from the warmth of the setting sun, Brooklyn-based Workstead’s renovated a 1,800-square-foot Tribeca loft in an 1864 factory building. A timber palette and custom woodwork achieve a cozy feel throughout, and the architects tore out awkward interior partitions and dated finishes and exposed the building’s original fir joists to restore the loft’s open and airy feel. Oversized windows, a light color palette, and a minimalist design approach help pull natural light deep into the home while simultaneously directing views out toward the Hudson River.

“We were going for a space that felt inviting and warm and cozy, but also bright,” says Ballard.

The headboard wall was saved from a 1930s bungalow, just hours away from a wrecking ball.

The garden room is finished in clay pavers whose gray hues evoke the kitchen cooking island's Cumbrian slate surface.

Originally a scullery, this garden room connects to the back of the kitchen. The grooved timber wall conceals a powder room door.
