In the powder room, the marble hex floor tile was sourced from Tile for Less in Seattle, while Matthew copied the design for the wainscot from the lobby of the historic Publix Hotel, now an apartment building. The sink and faucet are both salvaged finds, with a sink bowl from Elkay. Matthew and Holly chose the Scalamandre wallpaper because it was designed for the NYC restaurant Gino’s, where Matthew’s grandfather was a regular.

Polished pine hardwoods unite with the herringbone wainscoting wrapping the walls to infuse another layer of warmth to the bright, airy gathering space.

The dining room combines the existing wood features with a custom chandelier found on Etsy.

Before: Many of the historical details were kept, including the wainscot, coved ceiling, and leaded glass window.

The couple added the wainscot, installed by Seamus, and painted in Farrow & Ball Red Earth to continue the “color story” from the breakfast room. The white oak built-in has much needed storage behind the cane cabinet fronts and display. The Caitlin couch by Everygirl for Interior Define sits atop a vintage checkered rug with an Anthropologie coffee table and Hay Paper Shade overhead.

When the team presented the plans to the neighborhood historical society for approval, “everyone was thrilled,” says Martin Locraft, a member of the architecture team.

After: Wood beams and concrete walls emerge from cutaways in the drywall, revealing the building’s industrial skeleton. The custom steel-and-oak dining table is by Ohio Design.

“We put a big skylight over the stairwell in order to bring light into the center of the house, and we opened up the stairwell to maximize how much light reached the first floor,” Barker says.

“We originally gave Brothers Cement an orange color that they couldn't match exactly, but we ended up with that beautiful yellow color, so we were happy,” Barker says.

The 1,500-square-foot apartment is a Moscow-based couple's second home. The stately dining setup features a custom table and Hans Wegner Wishbone chairs. PSLAB is responsible for the lighting concept throughout.
