In 2014, Jeff and Karen Gunning began researching building another house, hoping to create a single, contained volume without compromising their retirement funds. The resulting Tree House comprises three pitched volumes with cutaways to create a porch in phase one and recessed window planter ledges in phase two. Simple wood columns provide support.
KitHAUS recently completed this custom k9 project in Highland Park, California. The project took approximately six months, with the majority of that time spent waiting for approval from the City of Los Angeles. Shipment of a kitHAUS typically takes about eight to 14 weeks from the time of deposit to delivery.
This 1957 mid-century modern house sits on a 1 acre lot in SW Portland with an incredible view looking east toward the river and SE Portland. The single bedroom, 2-bedroom guest house residence needed a more functional floor plan. Following designs by Giulietti/Schouten Architects, 2 bedrooms were added to an upper level addition, and the guest house was cut in half to include 1 bedroom, 1 bath, and kitchenette + entertaining space. Adding a main level addition with the existing U-shaped plan left limited options with the house’s location on a steep hillside. The existing home featured low and sleek roof lines with large, thin gables, making a second level addition a challenging design problem. Ultimately, the design retained the existing and characteristic roofs while forming a second-level addition into the existing volume.
"A steep or unstable site can make it difficult and costly to seismically retrofit a structure, or stabilize the site,” says Thomas Schaer at SHED Architecture and Design, a Seattle-based firm with extensive experience in adaptive reuse, as well as midcentury remodel. “There also may be land-use code provisions that limit or prevent development on the lot."
RES4’s modular approach provides a Brooklyn family with a beautiful weatherproof retreat on Long Island. Designed as a hybrid between a double-wide and a courtyard house, the 1,650-square-foot North Fork Bay House was prefabricated off-site as two modules. In addition to time and cost savings, prefabrication helped address the restricted building site, which has a very long and narrow footprint limited by FEMA setback regulations and zoning laws.
