The original layout was very much of the time: a perfect midcentury modern flow, with a closed-off kitchen and a fire put in the floor. “They were cool but impractical spaces,” says Schaer.

The pantry has a bar, extra storage, and display for the owners’ cookbooks and favorite kitchen wares. Since it’s used every day, the architects wanted it “to equal the pleasure of being inside the kitchen,” says Edmonds. “I often tell people it's my favorite room in the house,” adds the owner.

wanted the house to be a thoughtful contribution to Fire Island's distinctly modern aesthetic. The geometric shape and expansive windows call to mind the vernacular of Sea Ranch while the cedar-clad exterior fits right in with the neighbors. An overhang on the deck adds architectural flare while also helping to reflect light back into the home.

The couple struggled with how to treat the staircase to the basement before deciding on a half wall to leave things open.

The couple doused the interior in Benjamin Moore’s Simply White to create a bright canvas for their antique furniture and to focus attention on the outdoors.

Steps from the main living areas awaits a long galley kitchen, complete with an expansive skylight, as well as all new appliances, cabinetry, and tile flooring.

The red rock of the fireplace façade became smooth drywall with an elongated concrete hearth. “We fireproofed it with a layer of fireproofing between the actual fire insert and the outside walls,” notes Mattingly of the application. The rug is the Savannah from Armadillo, topped with a Cierre Aida Sectional from KCC, and a Little Petra Lounge Chair by &Tradition. The lighting is Noguchi, and casts a soft glow at night.

“There’s something about it that feels very contextual to where it is—on a little teeny hill, looking out over the Dry Creek Valley, and there’s nothing else artful around,” says Louis.

An oak beam spans the room, and a custom fireplace was created by Noor El-Mohandes.
