While the rest of the loft is bright and airy, the team wanted to create a moodier look for the powder room. “We used darker handmade tile (Mano from the Cev Series in Cobalt from DDS) and found these concrete sinks from the UK (Elm Sink from Kast Concrete) that can be made any size you want,” Francis says. “We used brass fixtures to finish it off.”

Olive-green Fireclay tile creates a spa-like experience in the bathroom and fluctuates in tone throughout the day.

The breakfast area sits directly beneath the clerestory window pop-up, or scoop.

Quartz countertops and two-by-eight-inch subway tile with tan grout (on the backsplash) complement the tone of the birch cabinetry and ash shelves in the kitchen.

The private outdoor space showcases the renovation's south-facing windows, which were installed to connect the indoors with the yard.

Rear garden

The team installed an off-the-grid hot tub—known as a Dutch tub—that's heated by a wood fire. “Essentially a couple of copper coils get wrapped around a fire pit with a hi and low input/output connected to the tub. Once the fire heats up, the hot tub really gets cookin’. At its hottest we have measured it at 104 degrees,” says Jimmy Mathew’s, GreenSpur’s Director of Development.

Matt also designed and built the backyard furniture.

Glass walls surround a courtyard, sunken so as to provide respite from the wind. Landscape elements encourage interplay with the outdoors.

"The house's two main façades express both shelter and exposure. On the north, clear expanses of glass reveal ocean and coastline views; long strips of translucent channel glass dapple the light, playing on the sea's shimmering surface. The south façade, clad in copper, which wraps over the roof, is mostly enclosed, offering a retreat from the forces of nature. Roof overhangs on the east and west protect the windows and the front door from the harshness of sun and wind,

The landscaping was intended to be as low-maintenance as possible for professionally touring musicians. (Though during the pandemic, obviously, there is plenty of time for yard work.) The little covered veranda could act as a mini stage for backyard acoustic shows in the future.

In total, the home offers three-and-a-half bathrooms. Each of the guest bathrooms are finished in the brightly colored tile.

A geometric, peach-colored tile in the master bathroom adds a joyful jolt to the home. The walnut cabinetry is an ode to the home's mid-century roots.

Even the renovated bathrooms maintain the arched motif with arched mirrors above solid, uncoated brass hardware that will patina over time.
