The owners have been collecting art for years and the architects ensured there was plenty of display space after the remodel. “We know artists, we've worked with artists, and we value artists,” says the owner, noting that they’ve bought a lot of pieces at non-profit art auctions and in the local area.

“The formal dining room with oversize window extends the perfect layout for entertaining, and can accommodate a large table and chairs,” says the listing agent.

Storage had to be dialed in within the narrow footprint of the brownstone. The black core holds the pantry, while on the right, a bank of custom cabinetry hosts the command station, mop closet, and a concealed bar.-

The entry speaks to how the owners’ modern aesthetic was merged with the historic bones of the brownstone. Now, a marble mosaic tile from Ivy Hill Tile, the ‘Prism Pink,’ was inset into the oak floor to define the entry. The interior designer picked a leather-faced wall-hung cabinet, as the leather will gain patina over time from the high traffic area, yet still look good.

The outdoor areas were designed with two perspectives in mind. “Typically people focus on making the house look beautiful from the outside,” says Briana. “Because of all the windows, I wanted to also consider how we experience the outside from the inside.

The renovated parlor-level is a completely open space from front to back, with a door to a balcony that steps down to the garden.

To break up the otherwise open main level, the architects added a powder room wrapped in green. In the foreground, the living area also features a Ojai Lounge Chair by Lawson-Fenning and an Offset coffee table by Philippe Malouin for Resident.

The units are installed on a site in Hurley, New York, overlooking Twin Lakes, and some of them will include private hot tubs.

All the bathroom surfaces are tiled, and the vanity is designed in the Scandinavian modern manner.

In the main house kitchen, a puffy arched tile mimics the arches in other locations of the house, like the entrance patio of the ADU.

In the bathroom, the sink is by Kohler and the tub is by Maax.

Architect Barbara Bestor added a striped floor of Santander Granada Tile, Douglas Fir cladding, and Granada Serengeti tile flipped to create a one-of-a-kind pattern on the wall.
