Seamless wood paneling encloses the storage beneath the stair, and adds much needed “weight” to the staircase, says Ménage.

“The contractors did an amazing job restoring the old details, removing several layers of paint that was added over time, so they could be repainted in the best way,” says Ménage.

The homeowners have come to appreciate as its own space the hallway connecting the main house with the annex .

The guest bathrooms feature a crisp white quartz, which is durable, easy to maintain, and needs no sealing.

The bedrooms have a gauzy sheer layer of ripplefold draperies for soft light and some privacy during the day, with a separate blackout layer for the evenings.

Like most of the house, the master bathroom sticks to neutral colors, warm browns, and a touch of delicate blue.

Decorotation added a partial wall that “mimics an original Eichler feature,” says the firm, in order to create separation between the entry and kitchen, as well as provide the couple with a landing zone for keys and phones.

The balance of new and old can be seen in how the kid’s bath received all new finishes, while Kaplan kept the floors, stair rail, and stained-glass skylight in the hall. “Throughout the day, as the sun moves, that color [from the stained-glass] just moves around and then hits the property line wall, and goes all the way down the stair,” says Kaplan.

There’s now enough space for a large island with seating at the center of the room.

“The bridge is a transitional feature that represents the connection between old and new,” says architect Miguel Rivera. “The design is very intentional—a series of frames compresses the space as you move into the existing house, and expands as you move into the addition that opens out to the main courtyard.” It also provides a seismic joint that separates the two different foundations, and incorporates slots for return air intake from the main living area.

The floor-to-ceiling sliding doors and windows were the most expensive line item in the renovation. “The house would simply not be the same without them,” says architect Miguel Rivera. “When you are in the living area with the doors open, it creates one large indoor/outdoor space that is simply stunning.” Just beyond the kitchen, a bookcase in the hallway is painted to appear red from one side and gray from the other.

The living area features a flush TV cabinet with retracting doors, which preserves the gallery-like feeling of the space. Even though the kitchen is located around the corner from the main living area, these areas are experienced as one space thanks to the glazing that wraps around the courtyard and allows for visual connection.

The exterior palette of the rear addition is clean and modern. Smooth white stucco walls are punctuated by grey aluminum windows and corrugated aluminum panels. “These two materials frame the landscape that will grow between and around them,” says architect Miguel Rivera.
