The ground level contains commercial space for three businesses, with the layout designed to maximize the public’s interaction with the building.

Flanked by a horseshoe-shaped corridor, the open-air courtyard features dramatic views of Mount Blackmore to the south. In the summer, the mature vegetation shades the glass, and in the winter, the corridor is heated as the courtyard fills with snow.

Semi-private residential circulation through the corridor provides access to each of the dwelling units. The project features windows and doors from Andersen, including A-Series French & Hinged Patio doors.

“When new buildings attempt to mimic original buildings, the result lessens the integrity of both new and old,” says Minarik. “The new should honor the new uses, without challenging the old for attention.”

Teloneio was built to provide direct, protected access to 18th century naval traders, at the tip of the port of Kardamyli. Its proximity to the sealine is at once a blessing and a challenge, as the building needs to withstand the beating of severe winter storms.

Access to four independent lower level storage rooms was solely through the surveyed and protected north courtyard.

A series of concrete based restorative interventions in the 60s had defaced the masonry and buried the tower in more than a meter of concrete. Revealing the stunning 18th century stonework and excavating the foundations turned a short squat building into a tall slender one.

The south façade was the most exposed to intruders. Not surprisingly there were no openings on ground level and very few above. In the mid 20th century two windows with horizontal lintels were introduced, and we further created a door and repurposed scaffolding holes we discovered in the stonework.

The exterior's European larch siding offers simple, rich texture that ties to the cabin to the outdoors.

The designers affixed small reading lights on each side of the headboard in the bedroom area to facilitate nighttime reading.

The kitchen cabinetry is crafted from European larch that's finished with a deep brown tone that mimics the color of tree trunks.
