Guardrails line the second-floor family room, which features wall-to-wall sliding glass windows. The minimal furnishings include a Barcelona chair and a Togo sofa, with a green cube containing a powder room at one end. Three bedrooms and the balance of the bathroom are discreetly tucked behind a sleek wall. “The skeleton of the house is exactly the same as it was before,” says Uzi of the transformative redesign. “All the beams were kept.”

One of the key challenges was developing a scheme that would allow flexibility in its current use and also for the future. "The setup is currently perfect for my lifestyle," says owner-designer Uli Wagner. "In retrospect, it was also a solution during the pandemic and various lockdown levels—and I’m sure the setup would be favorable for other small businesses and their owners."

As part of the renovation, they extended the rear of the bottom two floors—their apartment—by 10 feet. The extension not only gave the couple more room but also created a terrace for their tenants above.
