Specializing in customized, modular units for residential backyard use, the Los Angeles–based startup Cover is out to transform the market with their high-quality prefabs. This Los Angeles suite was created for clients who were looking for a beautiful and functional space for their in-laws to live in. It was designed with all the amenities needed for independent living including a full kitchen, living space, bathroom, bedroom, office, and laundry space.

Founded in 2014 by Alexis Rivas and Jemuel Joseph, Cover was born out of a frustration with the current residential building climate. Based on a belief that great design should be available to everyone, Cover strives to design for manufacturability, looking to Apple and Tesla for inspiration—as opposed to the traditional architectural model. This West Los Angeles pool and guesthouse is 410 square feet and features a full kitchen, bedroom, and bathroom. It also doubles as a pool house. The compact design features floor-to-ceiling windows to bring the outside in.

In the living room, a vintage Danish chair faces a sectional upholstered in Knoll fabric. The Nelson Ball clock is from Vitra and the throw pillows include a Jonathan Adler Seahorse design. Universal design and affordability were uppermost in the minds of TJ Hill and Jay Heiserman when they asked Jared Levy and Gordon Stott of Connect Homes to replace their cramped bungalow with a modern prefab. Since the firm’s modules are eight feet wide, the house could only be 16 feet wide, but the architects used the remaining space for a large deck, creating a flexible and seamless first-floor plan.

The Mobile ECO LAB was built in collaboration with the Hollywood Beautification Team, a grassroots group founded with the mission to restore beauty and integrity to the Hollywood community.

This site-built house is a development of the original OMD Swellhouse. A modular grid of exposed steel columns and beams orchestrates the spatial and structural design of this open live-work project.

Talesin Mod.Fab was developed by students at Taliesin West in collaboration with Victor Sidy Siegal. The stunning result is very Frank Lloyd Wright meets a desert prefab.

Completed in 2016, Vertical Venice is a 560-square-foot modular addition to an existing 1920s bungalow home. The project was craned in over the original home and installed in just one day.
