Apartment Gut Renovation – One Bedroom: Required Department of Building Permit, 1 Bedroom, 1 Bath, complete gut renovation, removal of walls to expand the kitchen with large Island open to living/dining room. Converted tub to shower bathroom, electric panel upgrade and rewiring, and through the wall heating/air conditioning units. Installed new exotic engineered wood flooring throughout. We are delighted to have created exactly what the client envisioned!! And, we are in the interior design phase of furnishing the apartment in Modern Glam style. Construction Duration: 3 Months

Creating a glossy modern bathroom perfect for pampering was a favorite part of this NYC apartment renovation. A gorgeous jewel box bath, it features a custom built-in vanity, vessel sink, glass shower enclosure, and ceramic wall tile in a gray and white color scheme.

There were closet design dilemmas throughout! The original hall closet was unbelievable. We had the challenge of creating closets from what we thought were real closets until we ripped the floor out! The doors were floating and moving and not really attached to a frame. In the end, the new custom wall to wall closets are stunning… and very real! They maximize storage space in style.

Small kitchens are such a challenge, but sometimes those special space dilemmas create the opportunity for an even more optimal solution! The original walls were very thin at 3" in this modern kitchen renovation. You cannot put plumbing in that! So we built out the kitchen wall out in order to run wires and pipes behind the wall. Then we used gem-like green glass mosaic tile to tie it in visually. It's a perfect pairing with Okite's beautiful Frosty Carrara Quartz Countertop and our custom Shaker style island and cabinets in a white satin finish. Stainless steel appliances finish off this urban dream kitchen, like the the Liebherr Refrigerator, but it required a 10 inch clearance to open the door. The answer was to create a great custom pantry next to it. In the end it is a much better use of space! The kitchen includes full size stainless steel appliances, porcelain floor tile, quartz countertops, a glass tile mosaic backsplash, and custom Shaker style island and cabinets in a white satin finish. Midway through the project we decided to install a new through the wall integrated heating and air-conditioning (PTAC) system incorporating the building steam system, which required building and architectural approval. By removing the window air conditioners, we completely improved the light and aesthetic. Tapping into the building's steam heat system also saves money. For another budget saver, we dressed up its factory metal cover by wrapping the baseboard around it.

Design is all in the details! We had so much fun finding this trendsetting diamond shape dark gray ceramic tile, and then mixing it with porcelain tiles, highlighting the contrast between the two. The simplicity and clean lines of the polished chrome Lacava plumbing fixtures are perfect aesthetically, while the glass shower shelf in the cubby minimizes introducing another material into the balanced mix of textures. The geometric protruding tiles transition to flat so the frameless shower enclosure has a seamless and water tight fit.
