Inspired by the small scale of Japanese residences—in particular, Makoto Masuzawa’s 1952 Minimum House—architect Andrew Simpson designed his own economical 538-square-foot home set into a wooded site in Island Bay, a coastal suburb outside Wellington, New Zealand.

A band of precast concrete, which holds a custom bench, wraps around the downstairs living area. The striped cushion fabric was purchased in Antwerp. A wood-framed AP71 lounge chair by Hans Wegner and a seat by Wim Rietveld, the son of famed Dutch designer Gerrit Rietveld, outfit the space. Underfloor heating installed throughout the house allows for a flexible layout: “There aren’t any radiators cluttering up the rooms,” Jeffries explains.

Architectural designer Sebastian Mariscal and project manager Jeff Svitak created a house in Venice, California, for Michael and Tamami Sylvester. “So many houses seem like they’re completely still and heavy,” says Dencity architect Staffan Svenson. Inspired by his client’s role in the airline industry, Svenson relished the chance to create a home that evokes motion and lightness.

In the open living and dining room of a hillside family home in Japan, Eames shell chairs surround a custom walnut table by Kagura. The upholstered seating is by Arflex. The architect, Masahiro Harada of Mount Fuji Architects Studio, also designed the custom kitchen island and stove vent.
