A Part-Conservation, Part-Expansion Project in Formentera, Spain, Seeks $3.7M
Located in the upper part of Cala Saona, this property dates back to early 1956 and, due to its location and extension, was the agricultural center of Formentera. The grounds are divided into an olive grove, lavender field, area with fruit trees, and swimming pool. Just under a mile from Cala Saona beach, the port of La Savina, and the village of San Francisco, you can even catch glimpses of the sea from the property.
An initial, partial renovation of the main building dates back to the 1970s. In the 1990s, with new ownership, the first complete restoration and conservation project was entrusted to architect Philippe Rotthier, who expanded the property from 646 to 2368 square feet.
Known for his traditional techniques that focus on maximum self-sufficiency, Philippe Rotthier became one of Ibiza’s most important interpreters of traditional architecture in those years. He became a specialist in archaic building; he was one of the few architects in the Balearic Islands with the knowledge and maturity to build houses linked to a thousand-year-old tradition. This home is his only project in Formentera. Though Rotthier is now retired, the second renovation and extension of the property was approved in 2022 thanks to his inspiration, plans, and the work of his studio.
The existing building features a living area with lounges, dining room, kitchen, terraces, and study. A junior suite makes up the outbuilding with its own bathroom.
The new plans will expand the property from 2,368 to 4,219 square feet and add an additional 1,593 square feet of basement space. The approved project includes the extension of the existing building with four new bedrooms and four bathrooms on the ground floor, as well as a basement with a gym, large game room, sauna, bathroom, an English patio, laundry room, technical room, and storage.
