We’ve gathered the floor plans of some of our favorite prefabricated and modular homes to better appreciate not only how they look from the outside, but also how they function spatially. To understand these projects from the inside out, take a look at the layouts for these modular homes that range in size, price, and location.

Casita 850 by Ma Modular

Based in Austin, Texas, Ma Modular is an offshoot of architect Chris Krager's design/develop/build firm, KRDB. Their one-story Casita 850 model, at 850 square feet, is on the smaller side of their prefabricated options and comes with two bedrooms and one bathroom.

Cocoon Cabin by Cocoon9

Based in New York City, Cocoon9 takes a unique approach to prefab homes, offering a line of tiny homes with high-quality construction and finishes, smart technology, energy efficiencies, and versatile spaces that are ready for the modern market. Their models start at 160 square feet and go up to 480. Although design and production of each prefab takes about four weeks, on-site installation typically takes under one week to complete.

2x by weeHouse

From Alchemy Architects, the weeHouse is a modular, prefabricated housing system that optimizes many elements of the traditional design-build process. Like other modular or prefabricated systems, building in a factory setting allows for increased accuracy, building envelope tightness, less waste material, time efficiencies, and numerous other factors that make modular construction both economically and ecologically sound. WeeHouses come in single and double widths; the 2x are comprised of two modular units placed laterally next to each other for double-wide layouts that allow for a three-bedroom floor plan.

The DD26 by DublDom

Designed by Moscow–based architect Ivan Ovchinnikov of BIO Architects, the Russian prefab company DublDom produces five modern prefabricated dwellings. Ranging in size from a cabin to a five-bedroom home, the company is now taking orders from clients in the United States; homes are typically transported to the site fully completed with electrical wiring and plumbing, and thus take only a day to install.

Luna by Ma Modular

Another well-conceived, modular home from Ma Modular is their Luna model, which has become their most popular model because of its distinct layout. H-shaped in plan, one enters the home through a covered link that connects two distinct wings of the home for sleeping and living.

Great Diamond by BrightBuilt Homes

BrightBuilt Homes grew out of an original vision for a net-zero building inspired in form and design by local barns and farmhouses of Maine. Designed by Kaplan Thompson Architects in 2005, that design, the BrightBuilt Barn, spurred more than 60 additional homes, each designed with the mission of being “beautiful, sustainable, attainable.”

Koda by Kodasema

Based in Estonia, Kodasema OÜ is an architectural and engineering company that creates innovative living and housing solutions. They now offer four different types of their Koda prefabricated, modular home: the Koda Concrete, Koda Light, Koda Light Extended, and Koda Light Float.

HO4+ by Honomobo

Serving most of the West Coast, prefabricated home builder Honomobo designs homes that are modern, sustainable, and modular. They seek to design modular homes that are energy-efficient in both their production and ultimate use as residences, and are committed to modern aesthetics and authentic materials.

Solar Farmhouse by Deltec Homes

Deltec Homes has evolved over its 50-plus year history from the builder of A-frame homes for resort communities to a leader in high-performance, energy-efficient prefabricated homes. The family-based company in Asheville, North Carolina, began designing round homes that required no structural walls and allowed for large, open spaces; today, they offer a range of prefab and kit homes—both round and more traditional in shape and form.

Madrona by NODE

Based out of Seattle, NODE builds modern, modular residences that are “radically sustainable”—homes that are green, energy-efficient to the point of being carbon-negative, and built to last. Features like rainwater collection and potable water filtration systems and the use of only non-toxic materials are characteristic features in their homes.
