Located on the southeast edge of Ladd’s Addition in Portland, the former warehouse space was remodeled by Emerick Architects and Right Angle Construction in 2013 into an airy, two-level residence. High-end materials were specified throughout and local artisans have added numerous custom touches—transforming the raw, 10,880-square-foot space into a refined urban dwelling where every detail has been considered.
The building has two separate living spaces with privates entrances, three bedrooms, four bathrooms, a private elevator, steam shower and gym, indoor parking for two cars, and more than 2000 square feet of flexible space on the ground level. Enormous factory windows and soaring ceilings allow natural light to flood the spaces.
A massive fireplace anchors the main living area, and upstairs, in the penthouse, indoor/outdoor living is made possible thanks to glass doors that lead to a wraparound roof terrace with plantings and a water feature. There’s even a dog-washing station for keeping paws pristine.
While carefully preserving the original architectural details, the renovation added important seismic upgrades, layers of comfort for today’s lifestyles, and sustainable features such as a solar panels and radiant floor heating.
