Richard Neutra's Iconic Chuey House Hits the Market For $6.25M

Listed last year for $8.3 million, this storied midcentury property is now “priced to move”—but there's a catch.

Perched at the top of a ridge on Sunset Plaza Drive in the Hollywood Hills, the Chuey House was designed by influential midcentury architect Richard Neutra and built between 1956–57 for poet Josephine Ain Chuey and her husband, the painter Robert Chuey. The 1,896-square-foot home sits on two-and-a-half acres of prime real estate—which today may be worth more than the actual home itself.

The elegant International-Style residence bears hallmarks of the architect's signature look: smooth stucco surfaces, strong horizontal lines, extended "spider leg" supports, and expansive floor-to-ceiling glazing. The home provides unobstructed views of Sunset Plaza Canyon and the Los Angeles basin to the south, and it features a deck that appears to float over the hillside.

The Chuey House listed back in 2017, however it was marketed as a teardown—which alarmed preservationists, who rushed to landmark the property. The Los Angeles Conservancy drove the efforts, only canceling plans to classify the property as a "historic-cultural monument" after striking a deal with the owners that "provides a path forward for its preservation," thus preventing the home from demolition. 

This means that if a potential buyer would like to build a new structure on the expansive lot, they must be willing to relocate the historic home first. According to the listing, there is the potential to build an approximately 20,000-square-foot home on the lot.

2460 Sunset Plaza Drive is now being listed for $6,250,000 with Neville Graham of Compass and co-listed with Elizabeth Donovan of Westside Estate Agency.
