It's sad that this wonderful residence exists in the top 5% highest crime rate area in Los Angeles. http://projects.latimes.com/mapping-la/neighborhoods/neighborhood/university-park/crime/?lat=34.0354971&q=2203+South+UNION+Ave+Los+Angeles%2C+CA+90007+&lng=-118.2831999 It's a real anomaly. On one hand, only someone making 100k+/year could afford to buy this place. On the other hand, no one making that much would EVER want to live in this area, consisting of predominantly low income, run down homes and a very, very high crime rate (higher than South Central). Some stats: (six month summary, as of 6/5/2011) 71 Violent Crimes (3 rapes, 19 aggravated assaults, and 49 robberies) 480 Property crimes (110 burglaries, 205 thefts, 35 grand theft autos, 130 thefts from vehicles) So if most people won't even buy this place for $500k, who will? the median income for this neighborhood is $18,533/yr, so they're not touching it. Where does that leave the owner? He's basically going to be FORCED to compete against much lower priced homes, simply because no one could afford this one. He's gone from a $1.5M listing to half of that., and he's not even halfway there. He will eventually foreclose, and it will go to auction and probably sell for only a little more than what the other homes sell for, around $400k (assuming the RE market keeps up).
Tad's totally getting his gentrification on.
