Dwell Home Venice: Part 20

In this series, Sebastian Mariscal designs a home in Venice, California, that brings the outside in. We track the project from start to finish with future resident Michael Sylvester. Part 20, April 2013: Finished Plumbing.

  Now that all of the walls and countertops are finished, it is time to install the finished plumbing fixtures. For all of the bathroom faucets and accessories we selected the Upton Suite from TOTO. The polished nickel finish has a slight smoky hue with a subtle hint of yellow from the nickel. This finish complements the rich mahogany and the white Caesarstone. Flashback: This image shows what rough plumbing looked like when configured for various TOTO fixtures.

    Now that all of the walls and countertops are finished, it is time to install the finished plumbing fixtures.   The installation of finished plumbing fixtures also includes the kitchen and laundry faucets and sinks. Shown above in the kitchen are a Peak stainless steel sink and FFP 1100 Series pull out spray faucet in satin nickel finish. Both products are from Franke.

  The final element of our finished plumbing installation was a whole house water filter from LifeSource Water Systems. The LifeSource Elite Series - Model 1620 has a 2.2 million gallon rating and will scrub clean all of the water entering the property. Filtered water will extend the life of our water infrastructure including the radiant heating system, hot water system and all appliances that use water. We also expect the filtered water to help with garden growth and the health of the plants - more about this in a landscaping post! In this image the LifeSource installation crew arrives in Venice.

Incoming water enters the filter via the copper pipe on the right side and then the filtered water runs back up the left pipe and on to the various water infrastructure systems. All of the water for garden, heating, appliances and human consumption is filtered at the source immediately after arriving from the City line. The drain on the floor accommodates a periodic flushing of the system.
