Lovingly restored 1816 gem in the heart of Rose Valley, Pennsylvania. An original Rose Valley dwelling that began its life as a tenement building housing over 12 mill-worker families. A fire forced the close of the mill, then, in 1901, pioneering architect William Price renovated the complex, transforming it into 3 single-family homes. Fondly named 'The Guest House,’ this building provided lodging for traveling artists during the early part of the 20th century at a time when Rose Valley was ensconced in the Arts & Crafts movement.

This magical home has old-world charm and character, boasting features rarely seen in new construction: exposed wood beams, 21-inch thick stone walls, fluted Italian tile, beautiful rounded wall casings, windows and floors of sturdy old-growth native woods, Spanish terra-cotta tile roof, fire places adorned in original Mercer tile, a stunning cathedral window, a buttressed porch with Mercer tile embellishments, soul-satisfying framed views, a lush terraced native wildlife garden, an enchanting stone bridge over a meandering stream, and so much more.


Maintaining the cozy European lodge feel, this home has been tastefully renovated from 2006-2021 in the spirit of the Arts & Crafts philosophy with a hint of Quaker simplicity by the current owners. Sympathetic to Will Price's vision, they incorporated quality materials, honest craftsmanship, functionality, beauty, and innovative solutions to ensure enduring structures and spaces for the next generation.

Using a modern lens and sustainable principals for all design decisions, they conscientiously worked with the character of the historic building rather than forcing it to be something it is not. Renovations include updates to all features expected of modern living: heating (incl. radiant floor heat) central air, new plumbing, 200 AMP electric, a mix of new and protected historic windows and doors, and a large airy master suite with blurred indoor-outdoor boundaries. A charming half bath with live edge cherry sliding door was installed on the first floor in 2018. The second and third-floor bathrooms have been elegantly renovated showcasing Italian Carrara marble, subway tile, fireclay sinks, a clawfoot tub (second floor), double shower (third floor), and naturalistic architectural features - all of which enhance the relaxing feel of this unique home. The custom designed chef's kitchen (2018) allows seamless flow between the dining room and back patio, making it a great space for entertaining and smoothly accommodating everyday family meals. Kitchen highlights include: Amish made shaker inset cabinetry (maple), gorgeous porcelain countertops, farm sink with brass gooseneck faucet, wine fridge, elegant French bistro lighting, beautiful hardwood hickory floors with radiant heat, generous adjustable pantry, and a modernized laundry area set by exposed brick.

Warm and welcoming ambiance throughout, every room has been thoughtfully updated to provide natural flow and harmony as one circulates the house and the grounds. Situated in the historic core of Rose Valley, this home has direct access to all the original toe paths, nature preserves and regional rail, which were part of Price's town plan - features that continue to distinguish the borough of Rose Valley as a unique, friendly and quaint community of naturalists, creatives and independent thinkers. Rose Valley is home to the oldest repertory theater in the country, Hedgerow Theater. Other town amenities include a swim and tennis club, social club, garden club, historic society, and an 18-acre wildlife sanctuary directly across the street from this house. 76 West Rose Valley Road is on the National Register of Historic Places.
