BRIEF DESCRIPTION OF THE CONSTRUCTION

The “Campestre II” House (casa nanchi 4), is a single-family home built on a hillside, the project was adapted to the shape and topography of the land to seize the views towards the Mactumactzá hill.

DESCRIPTIVE MEMORY

The “Campestre II” house it’s located in the west zone of Tuxtla Gutierrez city, in a high standard gated and country-styled community. There are several similar gated communities near this area, although with a very diverse architectonic typology.

The land has an approximate surface area of 1,870 m2 (20128.51 ft2) in an irregular polygon of 35 by 60 meters, with a higher than 10% slope, the premises had been intermediated with an excavation of near 150 m2 and an approximated depth of 2 meters. The land is stony with irregular topography.

The conditionals of the project were the irregularity of the topography and the existent unevenness of the terrain, the “nanchi” tree that is the only plant existing in the premises, the already excavated zone and avoidance of making new cuts or excavations due to the terrain hardness.

The architectural program seeks to meet the needs of habitability and coexistence of a family comprised of the parents and their little daughter. The project establishes dividing the house in two zones, the first one serves as the main home including all amenities and services and the second one as visitors and social area. The project zoning establishes that the existing excavated zone should be seized to build a pool and it should serve as the main view from all the rooms. All the spaces from the main house are located on the ground floor with some steps due to the natural unevenness of the terrain and the social zone is determined to be split into two levels, these two elements are separated by the internal vehicular circulation. Both elements of the project seek to take advantage of the privileged coastline offered by the Mactumatzá hill.

The “Casa Campestre II” (casa nanchi 4) housing project consists of two zones; the main house which has a main access hall, a living room with a double-height dining room, a kitchen, a T.V. room, a study room, a half bath, a master bedroom with a walk-in closet and bathroom, bedroom #1 with a walk-in closet and bathroom, bedroom #2 with a closet and bathroom, terraces, indoor garden, pool, service area, service room with a bathroom and service patio; the social zone in the ground floor has a gym and a visitors room with a bathroom and terrace, and on the first floor a spacious games room; the complex also has a roofed garage with space for three vehicles, bathrooms and dressing rooms for the pool and an ample garden that surrounds the entire complex. The main house has 320 m2 (3444.45 ft2) built and 75 m2 (807.293 ft2) of terraces and central patios; the social zone has 40 m2 built (430.556 ft2) in two levels and 20 m2 (215.278 ft2) of terrace area; the pool has an area of 97 m2 (1044.1 ft2), the garage has an area of 41 m2 (441.32 ft2); a garden of 1,050 m2 (11302.11 ft2) and 250 m2 (10.7639 ft2) of pedestrian and vehicular traffic, having an approximate built area of 814 m2 (8761.82 ft2) with circulations and pool.

The formal proposal of the project is conditioned by the views the premises have towards the exterior, to seize them, large windows are proposed in each room, this in return, forces to look for a way to mitigate the solar incidence since the best views are in the east area of the premises, this is solved by proposing a series of eaves which in return generate large covered terraces, these are integrated into the project as areas of interconnection and coexistence. Due to the dimensions of the premises and the main elements, the location of the main spaces is prioritized by function and hierarchy towards the best views that the place has, also the bedrooms take advantage of the views towards the "nanchi" tree and the interior gardens.

With the intention of making naturally lit and ventilated comfortable spaces, large glass doors are used in every room including bathrooms; and including that in the middle of the house there is a patio with a spring tree which will provide natural shade to the house and this circulating the air in a natural manner towards the main spaces of the project.

The finishes used for the used decorations were natural stony materials, “Monterrey black” and “Venetian white” marbles, also the floor in the most intimate spaces of the house is made from red cedar wood found in the region. The project was delivered with completely smooth white walls and ceilings for the proprietary to decorate it in a personal way. The outside color of the house was left in white to contrast with the gardens on the irregular landscape generated by the existing unevenness in the terrain.
